References in these Terms to "we", "us" or "our" are to Courierpoint Ltd trading as Expert Property Finder.
These Terms and Conditions ("Terms") govern the provision of property search, buying agent and related consultancy services ("Services") offered through our website at www.expertpropertyfinder.co.uk and directly to clients. By engaging our Services, you agree to be bound by these Terms.

2. Our Services
Expert Property Finder operates as a buying agent and property search consultancy based in London. Our Services may include:
- Initial consultation and property brief assessment
- Property search and identification on your behalf
- Property viewing coordination and attendance
- Due diligence and market appraisal reports
- Negotiation of purchase terms and price on your behalf
- Coordination with solicitors, surveyors and other professionals
- Ongoing support through to completion
We do not act as estate agents for sellers. All instructions are accepted on behalf of buyers only.
3. Client Engagement and Instructions
Our engagement begins when you sign and return our Client Engagement Letter and, where applicable, pay any agreed retainer or registration fee. Until that point, we are under no obligation to commence or reserve capacity for search activities.
You warrant that you have the authority and financial capacity to proceed with a property purchase in the price range specified in your brief.
4. Fees and Payment
4.1 Fee Structure
Our fees are set out in the Client Engagement Letter and may include:
- An initial retainer fee (non-refundable, payable on engagement)
- A success fee, calculated as a percentage of the purchase price, payable on exchange of contracts
- Additional fees for specialist services as agreed in writing
4.2 Payment Terms
Retainer fees are due on receipt of invoice. Success fees are due within five (5) business days of exchange of contracts. Invoices not paid within the agreed terms will accrue interest at 8% per annum above the Bank of England base rate, pursuant to the Late Payment of Commercial Debts (Interest) Act 1998.
4.3 VAT
All fees are stated exclusive of VAT, which will be added at the prevailing rate where applicable.
5. Client Obligations
- Provide accurate and complete information about your requirements and financial position
- Respond promptly to our communications
- Inform us immediately of any change in your circumstances or requirements
- Not directly approach or instruct any seller or estate agent introduced to you through our search without informing us
- Engage instructed solicitors and surveyors promptly to avoid unnecessary delays
6. Limitation of Liability
We will carry out our Services with reasonable skill and care. However, we are not responsible for the accuracy of information provided by third parties, any failure to complete a transaction for reasons beyond our control, or any loss arising from your failure to act on our advice.
Our total liability to you in connection with the Services shall not exceed the total fees paid to us in the twelve (12) months preceding the event giving rise to the claim. Nothing in these Terms limits our liability for fraud, death or personal injury caused by our negligence.
7. Conflicts of Interest
We act solely in your interests as a buyer. We will disclose any actual or potential conflict of interest as soon as it arises. We do not accept referral fees or undisclosed commissions from any third party in connection with your instruction.
8. Confidentiality
We will keep your personal and financial information strictly confidential and will not disclose it to third parties except as necessary to provide the Services or as required by law.
9. Intellectual Property
All reports, documents and written materials produced by us in connection with your instruction are our intellectual property. You may use them for the purpose of your property purchase only and may not reproduce or distribute them without our prior written consent.
10. Termination
Either party may terminate the engagement on written notice. If you terminate after we have commenced active search activities, the retainer fee is non-refundable. If a property is purchased within twelve (12) months of termination from a source introduced by us during the search period, our success fee will remain payable.
11. Data Protection
We process your personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Full details are set out in our Privacy Policy above.
12. Complaints
If you are dissatisfied with our Services, please contact us in writing at info@expertpropertyfinder.co.uk. We will acknowledge your complaint within five (5) business days and investigate it promptly.
13. Governing Law
These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
14. Amendments
We reserve the right to amend these Terms at any time. Updated Terms will be posted on our website. Where material changes are made, we will notify active clients in writing.
